Leasing and finance

rent-to-own (RTO)

Rent-to-own is a plan where a customer pays rent on an item and gains ownership after enough payments. The FTC groups rent-to-own with lease-to-own plans. The customer signs a contract, makes regular payments and takes the item home. Cost can be far above the cash price.

Why it matters

A buyer of a storage container or mobile office may see a rent-to-own offer from a seller. The FTC notes that a longer term means lower payments but more paid in total, and a missed payment may mean losing the item. A common mistake is to treat the plan like a normal rental where payments stop with no cost. Ownership usually requires every payment, or a buyout. Customers should ask what happens to payments made if they return the unit. Operators should explain the terms clearly. State rules for rent-to-own vary. This is not legal advice.

lease-to-own

Lease-to-own is a plan where a customer pays regular lease payments and may own the item at the end. The FTC says these plans let people take an item home while they pay over time, often under a contract with weekly or monthly payments. Total cost can be much higher than a cash price.

rental agreement

A rental agreement is the contract that sets the terms for renting a container or similar unit. RentalModo says it is usually two or three pages. It covers the rate, minimum term, damage rules, delivery and pickup, and fees. The fine print is often in clauses that renters skim.

minimum rental term

A minimum rental term is the shortest period a customer must pay for. RentalModo's sample agreement language says the minimum period is three months and that early termination requires payment of the remaining minimum balance. Other companies use one month or another length.

rental rate

A rental rate is the price charged for keeping a container for a billing period, often a month. Complete Container Services says a monthly rental rate generally refers to the cost of keeping the container for the agreed rental period. Delivery and pickup may be billed separately.

security deposit

A security deposit is money a renter pays at the start of a rental. The company holds it to cover possible damage, cleaning or unpaid charges. HZ Containers says a lessor may require a refundable deposit, often equal to one month's rent or a share of container value. Practice varies by company.

used container

A used container is a container that has served a working life, usually at sea, before being sold or rented for storage. Sellers grade used units, often as cargo worthy, wind and water tight or as-is. The grade affects price, appearance and how well the unit keeps out water.
